Income Requirement: To ensure financial stability, tenants are required to have a monthly income that is at least 2 times the monthly rental rate. Proof of income, such as pay stubs or employment verification, may be requested during the application process. 4. Parking: Tenants have access to a one car attached garage and a 1-car carport. Additional parking is available by the marina for guests. 5. Security Deposit: A security deposit of $1875 is required prior to move-in. A $150 non-refundable move-in fee is also required. The deposit will be held in accordance with state laws and will be returned within two weeks after the lease termination, minus any deductions for damages, unpaid rent, or other outstanding fees. 6. Smoking Policy: Smoking is strictly prohibited inside the rental unit or garage. No exceptions. 7. Pet Policy: Pets are not permitted on the premises. No exceptions. 8. Maintenance Responsibilities: Prompt reporting of maintenance issues or repairs is expected during the tenancy. 9. Utilities and Services: Tenants are responsible for paying $725/month to landlord for utilities. This payment includes electricity, gas, water, sewer, trash service, snow removal and ground maintenance. 10. Early Termination: Early termination of the lease may be subject to penalties and fees as outlined in the lease agreement.
