This is a brief list of the rental criteria. 1. Applicant(s) must be a minimum of 18 years of age. 2. Applicant must have a gross monthly verifiable household income equal to or more than three (3) times the stated monthly rent. Each applicant will be required to qualify individually unless applicants are married for at least one year. 3. Having one (1) year of positive verifiable housing history from a third party landlord is required. 4. Upon receipt of the rental application deposit and screening fee, landlord shall conduct a search of public records to determine whether the applicant has a criminal record. Criminal history will be considered on a case by case basis, taking in to consideration the type of infraction, how long ago the infraction occurred, the total number of infractions, and what applicant has done since the infraction was committed. 5. Outstanding collections or delinquencies in the past two years being reported on the credit report (exclusive of medical collections) will be considered on a case by case basis. 6. Applicant must have at least (4) established credit sources, ie. credit card, loan, installment payments, etc. Again, this is just a Brief Rental Criteria list. The Occupancy Limit is: Studio - 1 person 1 Bedroom - 2 People 2 Bedroom - 3 People 3 Bedroom - 4 People Our rental agreements are 12 months long. Water, Sewer, Garbage, and hot water are included! We accept cats as pets with a limit of 2 cats, and a $200 per pet deposit. This deposit is refundable on the same basis as the security deposit. We are a completely non-smoking property.
