Please READ THIS BEFORE you RESPOND to the minimum prerequisites listed below (scroll down) that are part of the rental listing for which you are replying. Please confirm that you have READ, UNDERSTAND and COMPLY with the ALL the basic qualifications. Each adult over the age of 18 must meet and be interviewed by the manager. They must submit a separate completed application along with proof of a valid ID. The unit Total Occupancy is limited to due to facility restrictions. Credit Rating of above 675 for each applicant is required. Each adult must be able to prove that they have a gross monthly income over $3,500. You must submit copies of your last 2 pay stubs and banking statement with the application. Each applicant must have a GOOD SUSTAINABLE WORK HISTORY of over 5 years. Must provide residence records over the past 5 years. This includes a written RECOMMENDATION from your PRESENT manager. Felonies, evictions, bankruptcies, judgements and criminal records will result in immediate denial. No Vouchers including Section- 8 are accepted. There is a NON-REFUNDABLE application fee of $50 (CASH) per EACH Applicant. The rent is $850 per month. A one Year Lease with First Month and Security Deposit are mandatory. Tenants are responsible for ALL utilities and services including gas heat, electric, water, sewer, cable, trash pickup, and snow removal. No air conditioning in the apartment. No Smoking on the property. No Pet or Animals are allowed. For any exceptions, the tenant's needs to provide written documentation from a licensed medical professional stating the health condition of the applicant for which the animal is being used to manage. In approved, other pet agreement restrictions shall apply. Additional Terms and Conditions are a part of the Lease Agreement. Do Not Disturb the Occupants, Showing the units is by Appointment Only.
