Gross verifiable income must be at least three times the rental amount. 9. Applicant(s) must have at least two years verifiable rental history that indicates payments received as agreed, proper notice to vacate, no outstanding balance to past landlord, and no damage to property; or satisfactory mortgage credit history. Adverse housing references are grounds for immediate denial of an application. 10. Criminal background containing conviction of a drug or sex related nature may be grounds for denial of rental application. 11. No prior evictions. 12. Credit score of 640 or higher required. 13. Your move in date must be within two weeks or less from the application date. 14. One dog (40lbs or under) or cat okay upon landlords approval (with some restrictions) and a non-refundable pet fee of $500 and monthly pet rent of $35/mo. 15.
