Spacious 2 Bedroom/1 Bath units in quiet complex with open floor plan, big closets, ceiling fans and large windows in bedrooms, living and kitchen areas for lots of natural light, solar shades, blinds, big 40 gal hot water heater, full size dishwasher, stove, fridge, microwave and separate HVAC unit in each apartment. No window units or gas. All apartments have identical open floor plans. Separate laundry, private stickered parking, bike racks & Frontier Communication Internet/Wifi/TV. Two minutes from I-35 interstates, bus stop, hospital and old-fashioned grocery store that serves great Mexican food and has everything from toilet paper to beer on site. Major shopping and restaurants only five minutes away. Maximum of 2 occupants and 2 cats allowed per apartment with $50/cat deposit. No dogs or other creatures allowed. 1. Rental term of the lease: 1 year minimum TAA (Texas Apartment Association) Lease. 2. Utilities: Landlord pays water, sewer & trash. Tenant pays their own electric bill. 3. No Smoking in apartments. Smoking area provided outside downstairs only. 4. Limits on Occupancy: Maximum of 2 occupants per apartment for $1,200 or $1,800 for 3 persons. No restrictions on occasional overnight stays but Landlord must be advised in writing of any guests staying more than 3 days. 5. Tenant Selection Criteria: Selection criteria include factors such as criminal history, credit history, current income (must have at least $3,600 per month income or, if a student, a guarantor with means to meet their own financial obligations and yours), and no negative prior rental history.) If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected, and your application fee will not be refunded. Pet policy: Cats only. Up to 2 cats with $50 deposit per cat (no monthly cat rent fee) and proper litter box and cat scratching pole provided by renter. No dogs allowed as there are no dog parks nearby or areas surrounding the complex for them to relieve themselves. 8. Renters Insurance: Not required, but strongly suggested as landlord does not carry insurance to insure your possessions or vehicles. 9. Parking: No assigned parking. One parking space and parking sticker provided for 2 vehicles only. Visitors must not park in parking area behind the apartment complex but are welcome to park at the front of the apartment complex. 10. Breaking The Lease or Notice to Leave at the end of the Current Lease: Tenant must give Landlord at least 30 days written notice of their intent to move at the end of the lease or if other unforeseen legally acceptable circumstances make it necessary for them to break the lease agreement prematurely. In the event the tenant(s) give such notice, they may elect to relet the apartment (or if a student with a roommate, find another roommate) to finish out the term of their lease and find individuals that can meet the existing tenant selection criteria without any harm to their credit or rental history. Tenants end the lease at the end of their year contract by giving the landlord a month's notice prior to the end of the existing lease.
