About This Property

Authentic Montana cabin. Very small, unfurnished studio cabin in great setting with horses and nice views. ONE person and ONE car only (no exceptions). Wrap-around porch and deck. Small kitchenette with bar sink, mini-fridge and microwave. No stove/range and no laundry. Updated bath with tile shower. Newly updated, 8 miles north of Whitefish (8 minutes from downtown Whitefish, 20 minutes from downtown Kalispell). Tenant pays $25/mo water & sewer and metered power. PREMISIS. A residential dwelling only. Condition is AS-IS and unfurnished with optional queen bed OCCUPANCY & PARKING. Cabin may be occupied by ONE tenant ONLY with ONE car ONLY GUEST OVERNIGHT STAYS. Overnight guests are limited to a maximum of THREE TOTAL nights per month TERM. Tenant is responsible to pay rent up until the end of the term without exception. Leaving early for any reason and amount of time will result in forfeiture of deposit and possibly prorated rent VERIFICATION. Zillow application with background check, credit score and employment/income information is required along with recent rental references UTILITIES. Tenant pays for water & sewer ($25/mo) and power (billed monthly based on usage) INTERNET. Tenant may use Guest network at no charge. However, this is courtesy and not guaranteed. It is slow and when it goes down Landlord is not responsible. If Tenant needs fast, reliable Internet it is Tenant's responsibility to procure and pay for services on their own POWER OUTAGES. Occasionally the power goes out. This is out of Landlord's control and is the responsibility of Lincoln Electric. While the power is out the well pump can't function so Tenant should keep a supply of bottled water on hand FROZEN PIPES. Cabin must be kept at NO LESS THAN 50 degrees at all times, even when not occupied, to prevent freezing pipes. Failure to comply resulting in the need for repairs will be the responsibly of Tenant including all repair costs GROUNDS. Exterior of cabin shall be kept FREE of CLUTTER at all times. Nothing can be stored or kept outside of cabin. Items kept outside the cabin are grounds for eviction KITCHEN. Cabin DOES NOT have a full kitchen. NO kitchen sink or range SEPTIC. NO food or debris is to be put into bathroom sink, toilet, or shower. The cost to repair any impacts for deviating from this will be the responsibility of the tenant MAIL. Mail is not reliable at this address. Tenant will need a PO Box or other means of receiving mail GARBAGE. NO garbage service is provided. Free disposal is available nearby SNOW. There WILL BE snow in the driveway. It will be plowed periodically. You will need to have a car that can drive safely in the snow. PETS. One dog may be allowed upon approval. There is one dog that roams the common areas, including around the cabin. Tenant understands this and has no objection to it NOISE. Excessive noise is not permitted anytime. Any noise that could be heard outside the cabin is not permitted after 9:00 pm or before 8:00 am NO SMOKING
