Tenants must notify landlord 3 months in advance of lease expiration date if they would like to renew their lease. If tenant does not notify landlord within this period, new tenants will be considered for the following leasing period. Cats and small dogs are allowed (dogs no more than 30lbs). Please no more than 2 pets present. There will be a $50 monthly pet fee per pet added on to monthly rent payment. Landlord will cover trash and sewage fees. Gas/electric/water/internet are the responsibility of the tenant during the lease term. Landlord reserves the right to inspect the property on a quarterly basis upon notifying the tenant 5 days in advance. A renters insurance policy is strongly recommended and encouraged.
