Applicant must provide proof of identity. Non-U.S citizens, we may require supplemental application. Any omissions or falsifications may result in rejection of application or termination of a lease. Occupancy Standard: Two person maximum occupancy per bedroom. Income Requirement: Applicants must have a combined gross income of at least 3x the monthly rent. All sources of other income must be verifiable if needed to qualify for a rental unit. Proof of income will be required with the submitted application. Credit Requirement: A credit report will be processed on each applicant. Based on your overall risk score, your application will be approved, declined, or approved on the condition that an additional security deposit be paid in advance. Criminal History: Criminal records must contain no convictions for misdemeanors for crimes involving violence, assault or battery, drugs, firearms; felonies within the past seven years and no sexual offenses ever. Rental History: Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances, or illegal activities.
