Background Check: Potential renter's will need to pay for background check services available through Zillow Rental Manager as a prerequisite to moving forward with the process Maintenance Responsibilities: Tenant will be responsible for any damages or breakages caused by themselves or their visitors within the condo. Security Measures: Tenant must not change the lock to the main door of the condo. Tenant must obtain and maintain renter's insurance throughout the lease term. Lockout and Lost Key Policy: If locked out, tenant is responsible for contacting a locksmith to gain entry, covering the locksmith's service fee. If the main building key is lost, tenant will be responsible for the cost of obtaining an extra set of keys from the Green of Shrewsbury. Usage Guidelines: The living room must not be used as a bedroom. During winter months, tenant must ensure that the deck door and windows remain closed. Parking and Vehicle Maintenance: Tenant must adhere to the maintenance facility's posted schedule for cleaning the parking lot during winter months. Tenant's vehicles must not exceed two cars outside of their one deeded parking spot and one unmarked spot. Tenant's visitors must park in designated visitor parking spots only. Balcony Usage: Tenant must not use the balcony as a storage area; only deck furniture is allowed, and no carpets or rugs are permitted. Safety Regulations: Coal/gas grills are not allowed in the condo or on the balcony. No loud music or any activity that disturbs the peace is permitted. Laundry Etiquette: Laundry facilities are available in the building; tenant must promptly remove their clothes from the washer and dryer to avoid inconveniencing neighbors. Lease Termination: If the lease is broken by the tenant, the last month's rent and security deposit will be automatically forfeited by the tenant. Landloard will do his best to find a new tenant, however, the tenant will be held liable to pay for the months that the condo goes unrented for the duration of the active lease agreement. Additional Lease Term: First lease agreement will end on April 30th, 2024. If the tenant and landloard agree to renew the lease at that time, the future lease will be a 1-year lease. The reason being that landlord wants to keep the leasing period starting/ending during the month of April/May, respectively.
