The duration of the contract is 12 month, after that will be month to month, except owner or renter dont like to continue the rent. Renter es respobsabke of having the unit clean. After the 3d of the month, renter will be charged 5% late fee. After the 10th of the month without paying the rent, it will be considered as evaction notice and the renter has to evacuate the properity immidiately. There is a $200 deductable in case of bad usage or breakdowns.
