This is for your protection. - Seriously interested potential tenants will be required to fill out the application on Zillow.com to be considered to rent this apartment. I use that information to fairly and accurately evaluate qualification for tenancy. I base qualifying for tenancy by verifying employment and income amounts. I also take into consideration some of the information on the credit report, background check and previous rental information. All information requested by Zillow, on their application, must be provided in order to be considered for tenancy. If you are not able to download documents such as paychecks stubs, etc. I will accept them by text message when necessary . - Income greater than 3x rent required. No prior evictions or felony convictions. - Tenants are responsible for their own utilities including Gas and Electric. - No pets. One car in front of the other. - Refrigerator and electric stove are in place. - Washer and dryer hookups are available in the basement. There are no appliances provided for laundry. - Subletting not allowed. - Running a business from the apartment or property is not allowed. Sorry, the apartment has not been approved for Section 8. - First month's rent and security deposit are due at signing of the Lease. - Yearly Lease. - Tenants who are listed on the signed Lease are the only ones allowed to be living there. Any perspective new adult tenants will be approved through the Zillow application process. If a new person is qualified for tenancy after the application process the landlord would provide a addendum to the lease for new tenants. - Tenants are responsible for keeping all entryways and stairways clean and also free of any obstacles. - There is no storage allowed of vehicles or personal property on the rental property. - There is an active snow removal contract for snow of 4 inches and above. Under 4 inches of snow is a shared responsibility for all tenants. - It is all tenants responsibility to place and make sure the garbage and recycle bins and yard waste barrels or bags, if any, are placed on the side street curb on Thursday evenings for early Friday morning pick up. The City of Cranston does not remove any items left outside of the garbage and recycle bins. When potential tenants are offered the apartment to rent, providing that they are still interested in renting, I will need the further information below, prior to signing the Lease. - Provide proof with a copy of Driver's License or State ID. - Provide proof of an active apartment Insurance Policy which includes liability and personal property coverage. - Provide proof with a copy of car insurance and registration for the vehicles being parked on the property. I have been as transparent as possible with the Terms of the Lease. The information may not be worded exactly as the complete the full Terms of the Lease. I will provide the Lease for preview after being qualified and before a Lease signing date.
