Lessee shall pay to Lessor rent in the amount of $ 2,000 which is due on or before the 1st day of each month. Any payment, partial or full, that is RECEIVED by the Lessor after the 1st day of each month shall include the full amount of the rent. A $100.00 penalty shall be due for any payment not received by the 3rd day of each month for EACH monthly payment that is overdue. An additional rent of $5.00 per day shall be due for any payment not received after the 3rd date of each month for EACH monthly payment that is overdue. Lessee is responsible for water and utilities. One month rent and one month security deposit are due at signing. If Lessee(s) vacate(s), FOR ANY REASON (including eviction), prior to the natural expiration of the Lease, Lessee agrees to forfeit any such advanced payment without further notice to Lessee. If Lessee is late paying rent on two or more occasions, Lessor, at Lessor's option, may terminate the Lease and Lessee shall vacate the premises upon fifteen days written notice. Any and ALL sums due under the terms of this lease agreement are to be considered as ADDITIONAL RENT due and payable immediately. For all purposes of this agreement, any checks are not considered accepted until CLEARED by your bank. If your check is dishonored, a $100,00 penalty fee will apply and the full amount of rent shall be due and payable immediately.
