This rental is for the first above-ground floor unit within the building, it is not the entire building. Renter is responsible for gas/electric and will pay $60 towards monthly water/sewer use. Security deposit is due upon signing the lease to hold the property, and the first month's rent and a water/sewer deposit of $60 is due upon move-in. No-smoking. Small pets (up to 20 pounds) permitted with pet deposit. Tenant responsible for repairs after acceptance of move-in condition. A new rental application and a new credit report is required prior to being considered as a potential applicant - reusable tenant screening reports will not be accepted. People with a "poor" credit rating and credit history are welcome, but will need to provide letters of reference and a co-signer with a "good" credit rating and credit history on the lease, and must be prepared to pay an additional month of security deposit upon move-in. No exceptions. (Note: In general, a "poor" credit rating or history is described as a score of 300-579, a recent bankruptcy, history of late payments, and/or closed accounts due to lack of payment.) A minimum of a 12-month lease will be required. We are happy to consider a longer lease. Pets are welcome with payment of a pet deposit.
