Utilities: Water, sewer and gas (for hot water and radiator heat, provided by City of Charlottesville), as well as trash collection fees, are billed to and paid by the Landlord; for this, the tenant pays a flat monthly fee and at lease end, Landlord calculates the actual cost of these utilities, and either refunds monies that were not spent or collects extra money from the tenant if the bills exceed what the tenant paid through the lease term. This allows the tenant to pay a known, flat fee each month. Pets: No pets Occupant limits: Rent based on three occupants, four may occupy the apartment but the rent would be adjusted for a fourth person. TRASH & RECYCLING: Trash is collected by the City on Thursday mornings, tenant is responsible for taking their can (weekly) and recycling bin (every other week) to the street and bringing it back from the curb.
