The couch folds down to a bed if you need to sleep a guest but the smaller space is most comfortable for a solo tenant or couple. The HVAC unit is independent for this space and heats and cools at temperatures you set. Foyer entry hosts shared laundry with main home and large backyard has fire pit, lots of shade and green grass, and a large chicken coop if you want to have hens. The home is new, clean, updated and the entire property is in a quiet and friendly neighborhood. This home is the split in law adjoining to the main 3 bedroom home (rented separately to long term and quiet, friendly tenants), with shared use of the laundry, front and back yard with few shared walls for additional quiet.
