Landlord's Screening Criteria - Individual Screening Criteria. Each potential tenant aged 18 or above must submit a comprehensive application with details of the prospective residents, two forms of their photo ID, and income verification. One must include a photograph. Criminal, credit check, rental history, and proof of employment are required. Additional validation may be necessary for self-employed individuals. Income verification should be 2.5X the monthly rent price, even if the applicant is unemployed, a student, self-employed, or retired. Verifiable income can be student loans, trust funds, employment offer letters, payroll checks, W-2 or 1099 forms, and three successive bank statements identifying accounts and showing monthly deposits. Section 8 applicants need to submit the necessary documents. A 3-year rental history, excluding family rentals, is required, which will be verified by a third party. Unresolved landlord debts and evictions from the last five years may lead to application denial. If this occurs, the landlord will provide contact information for the reporting agency. If applicants do not meet the income or rental history requirements, a larger deposit or a qualified cosigner may be required. A third party will conduct a criminal background check on each applicant, checking for criminal behavior, pending charges, and convictions from the past five years that might adversely impact the property or its occupants. Tenant(s) must maintain a minimum of $100,000 liability coverage with Kim Dang as an Interested Party. Owner/Agent will provide proof of Property Insurance to Tenant(s) upon request. Upon acceptance of the apartment, Applicant(s) will have two business days to execute a Rental Agreement, pay all money due, and take possession of the unit, or submit the Security Deposit in full and sign a Deposit to Hold Agreement. Failure to follow these requirements will be deemed a refusal of the unit, and Applicant(s) will lose their place in line. Requests for special modifications and accommodations must be made during the application process, and unverifiable requests will be denied.
