Our rental requirements are: -- Income must be 3x rent plus utilities (here that is about $3,000/Month), all tenants on the lease are added together -- Credit score above 550 (average from all applicants on the lease), move-in-costs are reduced if credit is above 650 -- No previous evictions or criminal history in the past few years (we don't care about minor incidents or traffic) -- We need proof of income (pay stubs or W2) -- We need references (job supervisor and previous landlords) confirming your job / rental history -- Must be able to show bank statements or funds for move-in costs. -- Move-In-Costs depend on credit and range between $2,850 and $3800. -- We are a fully digital company application, communication, and rent payment work via phone/app/computer. It helps if you are phone- or app-experienced and saves you money. All info needs to be in our property management system. We do Section8, but the rent might be higher because the process takes longer. We also work with other organizations. You can also apply free of charge on our website, but you will need to pay for a credit report ($39) if that was not supplied from Zillow. The application as such is free.
