Welcome to your quiet, sunny, furnished studio apartment with a full private bathroom and kitchenette. Available Nov 1st. You can rent it for as little as 3 months or as long as you want (by the calendar month). It is 240 square feet, and it's on the top floor flat of my sunny, remodeled 2-story triplex in North Oakland (near Rockridge and the Berkeley border). When the weather is nice, you can enjoy my private fenced backyard, which has a table and two chairs. FEATURES In the main room of your studio (150 square feet), you'll enjoy 10' high ceilings. You'll find a comfy queen-sized bed, desk, bureau, and closet. The bed consists of mattress and box spring. The mattress contains memory foam and is very comfortable. In the second room, there's a kitchenette with a sink, fridge, microwave, coffee maker, toaster oven, and 2-burner induction stove. Important: The kitchenette does *NOT* have a regular oven or a hood to remove smoke. So if you make a lot of smoke when frying foods, please look for another rental. ABOUT EMFS To reduce EMFs in my triplex, I've covered all three of my building's Smart Meters with faraday cages. All of the tenants in my triplex use low-EMF wifi routers, and I'll provide you with one too. It will save you from paying Sonic (or Comcast) a $10/month modem rental fee. QUIETNESS Most studios nearby are ground floor apartments. So while those studios have fully private entrances, you'll probably hear footsteps on your ceiling from people "walking on your head". This studio is on the top floor. So you'll never hear upstairs footsteps on your ceiling, which can be a drag very early in the morning or late at night! However, your studio shares a wall with the kitchen in my apartment. So you may hear muffled conversations, quiet music, or kitchen sounds through that wall. NEIGHBORHOOD My building is in a safe and quiet part of Oakland, minutes from Berkeley and Rockridge (an upscale neighborhood with great ethnic restaurants.) This area is very flat, so it's easy to bike around town... and you can borrow my extra bike while you're here. The UC Berkeley campus is about 2 miles away. If you want to take a bus there, you can catch the AC transit bus one block from my house. It's also an easy bike ride (2 miles away). And there's a secure utility room on the ground floor where you can store your bike, if you have one. My building is about 1 mile from the nearest BART subway stations (Ashby or Rockridge), and a little more than a mile from Whole Foods and the locally famous Berkeley Bowl. Every Tuesday from 2 - 6:30pm, you can walk to the South Berkeley Farmers Market. And every Sunday from 10am-1pm, you can walk to the Temescal Farmers Market. Both are VERY festive, with a variety of live musicians, music groups, and vendors selling freshly made ethnic food. GETTING AROUND The AC Transit bus (which stops one block from my house) can take you to the subway station, the grocery store, or the UC Berkeley campus. By car, you'll be about 8 minutes from the Bay Bridge. There's plenty of space to park on our street, and no permit is required. For your personal laundry, there are two door-to-door laundry services nearby that will pick up your laundry, wash, dry, fold, and return it the next day... Magic Laundry and J&L Laundry. Two weeks of laundry is about $30. I provide the first roll of paper towels and toilet paper. However, once you move in, I no longer provide these supplies. I don't provide dish washing liquid, sponges, trash bags, or similar supplies either. There's only one queen sized bed. If you want to stay here with a friend, that's OK as long as you're comfortable sharing one bed. You can rent it for as little as 3 months. The deposit is $1,000. If you have a cat, there's an additional $800 pet deposit. Absolutely no dogs. The rent includes water and gas for the furnace, which turns on at night in the winter. If you wish, I can provide you with an energy-efficient wall heater in addition to the furnace. If you use an electric heater (either mine or yours) or an air conditioner, you and I will split the electric portion of the PG&E bill 50/50. If you use neither, then I'll cover PG&E. High speed Internet is an additional $44/month. If you leave the studio immaculate when you vacate, great! But being honest, most tenants don't leave the space thoroughly clean and hygienic for the next tenant. For example, since there's no hood in the kitchenette, oil can build up on the wall or shelves. And that's OK; it's why I have a professional cleaning lady. My past tenants appreciated the convenience of leaving the deep cleaning to her. Most paid between $75 and $175 for a final cleaning. If additional cleaning is needed when you vacate, I will show you the receipt from my cleaning lady and the check I write her.
