KA Bre LLC Residential 12 month Lease Agreement: Arizona-Layton You would be renting one of two single family dwelling units on this lot. There is the Layton and the Sandpiper. Property Description: This lease Agreement is for the Layton, on the SE side of the property. The unit is a furnished self-contained trailer with an 207 sq. ft. Arizona room for extra space. It has been hard plumbed and set up to use utilities on the property with Propene for the stove, water heater and the outside grill as needed. Landscaping, irrigation maintenance, maintenance of appliances and batteries, laundry room cleaning service once a month, property taxes, Metro fire service, garbage pick up, cost of property and furniture and insuring them has all been factored into your rent. Shared Laundry room is on SW side of property, you must clean up after yourself but this room is professionally cleaned once a month as part of your rent. Furnished Unit: Inside Layton Tenant has a queen size bed with under storage, a desk nook in living room, table with two chairs, a futon couch for sitting and sleeping for child or guest under 5" 6". There is a TV, microwave, propane gas stovetop and oven, refrigerator, and microwave. Please keep all items clean and in good working order. Arizona Room: A desk, table with four chairs, a serving bar table and lovely outside lighting with electrical outlets make this room a great place to sprawl out on lovely days or evenings. Furnished Patios and Fire Pit area: Your outside patio has a gazebo with curtains and screening, a coffee table with four seating areas. There is a BBQ grill and further out back a shared space with benches and firepits for gathering with friends on cool evenings in the desert. There is a rack with starter wood for your fire pit. Additional wood you would need to acquire and stack here. The firepit needs cooled ashes cleared out after use. It is your responsibility to keep your furniture and grill clean and in good order. Gazebos need curtains fastened and checked on often. If sandbags need reattached to legs to survive windstorms, please let Landlord know. The patio and Arizona room and their furniture are your responsibility to keep clean. A blower is provided in the laundry room for such purposes. You must not store anything on the patio besides potted plants without the written permission of the landlord. You may store bikes in your Arizona room if desired. Storage: The Layton shares a white storage unit behind the laundry room. The Tenant for the Layton will be able to have and use the right side of this white storage unit and must, if desired, provide their own lock for the door. Tenant may store goods that can take the heat of the summer or cool of the winter. The Tenant shall store only personal property that the Tenant owns and shall not store property claimed by another or in which another has any right, title or interest. Parking: Parking for one passenger (non-commercial and not RV) vehicle is provided on the property right in front of your unit. Please use due care when parking in your assigned area. Any extra vehicles or vehicles of guest must park along E 28th Ln, outside the property. Do not block egress or ingress on property for other tenants. Gate must be opened and closed as needed for entering and exiting the property. 12 month lease: Rent 875 a month Refundable Deposit 500 Non refundable small pet deposit 400 Smoking not allowed on premises Landscaping, irrigation maintenance, maintenance of appliances and batteries, laundry room cleaning service, property taxes, Metro fire service, garbage collection, cost of property and goods and insuring them has all been factored into your rent. Laundry Facilities: shares a laundry room with two other units. The room has a vacuum, ironing board, iron and blower for shared use. The room is cleaned once a month by a cleaner. Furnished Unit: Furnished and appliances included in unit. Furnished Patios: Outside patio has one umbrella, a table with four chairs, a two-person seating area, a BBQ grill and chimenea. Across from your patio toward the back fence is a unit to stack wood. Starter wood for your chimenea has been provided. Additional wood you would need to acquire and stack here. You must not store anything on the patio besides potted plants, bikes or extra chairs without the written permission of the landlord. Shoes: To the left of your steps as you go in your unit is a place to stack your shoes. Storage: The Mesa Ridge does not have a storage section Tenant shall store only personal property that the Tenant owns and shall not store property claimed by another or in which another has any right, title or interest. All outside items must be stored on your patio in a safe and orderly fashion. Potted Plants can be placed on personal patio as well as other desired furniture, but no other outside items, without written permission ________ (initial). Parking for one passenger size (not RV) vehicle is provided on the property right in front of your unit. Smoking is not allowed anywhere on the premises. Refundable security deposit of $500 will be collected before moving in. First and last month's rent. A total of $1970.00 for rent is due before moving in. *Code to front door will only be received when all moneys are in. Due Date: Rent is payable by the 1st of each month . Renter must have renter's insurance: Indemnifies Landlord: Landlord should be listed as "Additional Insured" . 1. Personal Property Coverage: should cover your personal property value, 2. Liability Coverage: Minimum $100,000 (Make sure it addresses damage caused by pets, if you plan to have a well behaved pet on the property). 3. Additional Living expenses Coverage: The Tenant shall not allow any other person, other than the Tenant's immediate family or transient relatives and friends who are guests of the Tenant, to use or occupy the Premises without first obtaining the Landlord's written consent. Tenant agrees not to have the same overnight guest for more than 14 consecutive nights, and no more than a total of 14 nights per year ________ (initial). Consistent guest or frequent guest could justify an additional percentage on Tenant utility service cost, due to extra use of services _________ (initial) at the Landlord's discretion. This is listed under Article X- Ration Utility and Services Billing. The Tenant shall comply with any and all laws, ordinances, rules and orders of any and all governmental authorities affecting the cleanliness, use, occupancy and preservation of the Premises. Safety: Fire Extinguisher(s) have been provided in unit. The Tenant shall not keep on the Premises any item of a dangerous, flammable or explosives that might unreasonably increase the danger of fire or explosion Lead Base Paint Disclosure: The Mesa Ridge was made after 1978 and so there is no lead paint in the unit. Bed Bug information: pamphlet has been provided to the Tenant electronically as required by Arizona law to make them aware of what Bedbugs are and how to remedy. Neighborhood Conditions: The Landlord has experienced the neighborhood to be quiet and safe. Tenant shall make NO alterations to the buildings or improvement on the Premises or construct any buildings or make any other land improvements on the Premises without the prior written consent of the Landlord. The Tenant shall be given the key code for their unit, upon signing the s. Mail: The Tenant may have mail delivered to their address, after the signing of the Agreement. Batteries: The landlord will change batteries in fire alarms, key locks, remote controls for fans and TV's every 6 months. Propane: The Landlord will refill propane for your units and outside grill every six months. If you run out of propane used for your stove and or water heater before six months. Additional charges for Propane apply: WIFI and Utilities WIFI, Water, Electricity and Propane is an extra charge on top of your monthly rent. The Tenant shall not assign this Agreement or sublet or grant any license to use the Premises or any part thereof. All utilities and service charges will be billed via email (copy of invoice/ receipt) : due with 15 days The Tenant shall keep, maintain, and safeguard the Premises and appliances in good and sanitary condition and repair during the term of this Agreement and any renewal thereof.
