Approved applicants must fill out a PetScreening profile for each pet. -No utilities included in the rent. Set monthly fee for water/sewer/trash. All other utilities are to be placed into the tenant's name. -Security deposit is equal to one month's rent OR Sign up for a SayRhino policy for a low monthly fee in replace of the large upfront deposit. -One-time $75 move-in fee (see below for more details). *Applicant Qualifications: -Verifiable monthly income of at least 3X the rent. -Credit score of 650+ is preferred but we will consider credit scores of 600+. Credit scores of under 600 can be considered with a co-signer and/or an increased security deposit. -Nothing in collections is preferred but will be considered depending on accounts and amounts. -No prior evictions. -No criminal record is preferred, but depending on the offense might be considered. -Accepting Section 8 vouchers. - Landlord Reference REQUIRED -We run a credit, criminal, and eviction check for each applicant or co-applicant (anyone 18+ planning to live at the property must submit an application) -The application fee is NON-REFUNDABLE, so please call or email BEFORE applying. -Submitting an application does not render automatic approval. -Applications are reviewed in the order they were received following the FHA Guidelines Required Monthly Resident Package: $25 -On-time rent payments reported to the credit bureau -Access to the resident portal for online rent payments & online maintenance requests/tracking. -Period evaluations of the rental -HVAC air filter delivery (for applicable properties) -Utility concierge service for making utility connections a breeze during your move-in.
