Two Story Tiny House for Rent in Vancouver (Hazel Dell neighborhood) 1 bedroom, 1 bath, plus loft 490 sq ft main floor with an approx. 200 sq ft usable space loft, plus approx. 100 sq ft more low headspace storage area. New construction. Full size appliances included refrigerator, stove, microwave, dishwasher, washer/dryer, and ductless heat/AC. All utilities included water, sewer, garbage, and electricity. Location of Tiny House is detached and behind the main residence with separate side gate entry. One driveway parking space included. No pets allowed to reside or short term visit due to proximity of Landlord's existing chicken coop and family dog. Month-to month rental agreement Monthly Rent: $1,500 Security Deposit: $1,500 Non-refundable Cleaning Deposit: $100 See Landlord's rental screening criteria for further details and requirements. To be considered a complete application, each applicant must 1) provide Landlord with a completed Zillow Rental Manager tenant screening and any supporting documentation required according to this rental criteria, and 2) meet with the Landlord at the property. All complete applications received will be processed and the first application to obtain approval status and place a deposit will obtain an offer to rent. Landlord does not discriminate based on race, color, religion, marital status, national origin, sex, sexual orientation, familial status, disability, or source of income. Landlord complies with all federal, state, and local laws on fair housing. General Requirements Maximum occupancy is 3 people. No pets are allowed to reside or visit the rental without prior written consent by Landlord. Accommodation for a support animal are not feasible and should be a consideration in applicant's decision to proceed with submitting an application to rent. Ability to meet with Landlord at the property for a thorough walkthrough of the property's features and limitations is an essential element of the application, and application will not be deemed complete until an in person or live videoconference meeting occurs. Each applicant will be required to qualify individually, and the denial of one applicant will result in the denial of the entire application. Each applicant must be 18 years of age or older and be able to enter a legal and binding contract. Valid photo identification required. Tobacco smoking is prohibited in the rental or on any part of the property, including the driveway, walkways, porch, or lawn. Incomplete, inaccurate, or falsified information will be grounds for denial. Any individual who may constitute a direct threat to the health and safety of an individual, the neighborhood, or the property of others will be denied. An application may also be denied if the applicant makes any derogatory or offensive comments, and/or acts in a boisterous, threatening, combative, intoxicated, or disorderly manner during any phase of the inspection, meeting, application, or screening process. Income Requirements Gross monthly household income must equal 2 times the stated monthly rent. Copies of the most recent and concurrent 2 paycheck stubs from your employer will be required. For unemployed applicants, verifiable income or liquid assets equal to 2 times the total annual rent will be required. Unemployed applicants will also need to provide an additional security deposit of 100% of the stated rental amount. (Verifiable income may mean, but is not limited to, bank accounts, spousal support/child support, trust accounts, social security, unemployment, welfare, grants/loans.) Self-employed applicants will be verified through the state. A recorded business name or corporate filing is required. Verification of ownership is required. Self-employed applicants will also need to provide an additional security deposit of 100% of the stated rental amount is required. Applicants with income from investment accounts or other liquid assets require an additional security deposit of 100% of the stated rental amount. Application will be denied if a legal source of income cannot be verified. Proof of a legal source of income must be provided before being placed in line for approval. Failure to submit any additional documentation required is a basis for denial. Rental History Requirements 1 year of current third party verifiable (non-family member) rental or mortgage history is required. Home ownership is verified through the county tax assessor. Mortgages currently reflecting a past due balance will require an additional security deposit of 100% of the stated rental amount. Home ownership negotiated through a land sales contract is verified through the contract holder. 10 years of eviction-free rental history is required. Rental history reflecting past due rent or an outstanding balance due to a prior landlord will be denied. If a prior landlord gives a negative reference or refuses to give a reference, the application will be denied. 2 or more 3-day notices to pay rent or NSF checks within a period of 1 year will result in a denial. Rental history demonstrating noise or other documented complaints will result in a denial when the landlord would not re-rent to applicant. Credit History Requirements Landlord only relies on third party generated tenant screening reports (also referred to as "portable reports"). Applicant must have established credit (a score) greater than 650 with a minimum of 2 positive credit lines. A credit history showing no negative reports is required (and a negative report is any non-medical or student loan item 60 days past due or greater, collections, and repossessions); however, if there are negative reports, it will result in an additional security deposit with the following guidelines: Any open bankruptcy that has not been discharged will result in the denial of the application. A discharged bankruptcy will require an additional security deposit equal to 50% of the stated rental amount or a qualified co-signer. 1 item of 60 days past due or greater, collection, repossession, lien, judgment, or garnishment will require an additional security deposit equal to 25% of the stated rental amount or a qualified co-signer. 2 items as above will require an additional security deposit equal to 50% of the stated rental amount or a qualified co-signer. 3 or more items as above will result in the denial. Criminal Considerations An applicant may be denied for the following: A conviction, guilty plea or no-contest plea, to any misdemeanor charge involving crimes against persons or property where the date of disposition, release or parole, and no additional criminal charges, have occurred within the last 7 years. A conviction, guilty plea or no-contest plea, to any felony charge involving crimes against persons or property where the date of disposition, release or parole, and no additional criminal charges, have occurred within the last 10 years. Exception to the above: Any applicant currently using illegal drugs or reporting a conviction, guilty plea, or no-contest plea for the illegal manufacture or distribution of a controlled substance will be denied. Pending charges or outstanding warrants for any of the above will result in a suspension of the application process until the charges are resolved. Upon resolution, if the rental is still available, the application process may be re-submitted. Rental will not be held awaiting resolution of pending charges. Exception: Criminal vehicle or licensing records are not counted (i.e. DUI, fishing without license, etc.). Accessibility Accommodations The construction of this rental incorporates a fixed, steep-grade ladder and cable railing system surrounding the second story loft, which is unable to be adjusted or modified and should be a consideration for applicant's decision to proceed with submitting an application to rent.
