1st floor in 2 family house off street parking and large back yard. Due upon lease approval is 1st months rent, last months rent, and 1 months security deposit. Included in rent is garbage, water, sewer and off street parking. Garaged parking is offered at 65$ monthly. Tenant pays all other utilities such as own electricity, gas , phone, heat and internet. After lease expiration 12 months after lease start the tenant may continue to lease on a month to month basis at a 5% premium or renew a 12 month lease at old lease rent + 3%. (Example: rent is 2000$, after 12 months and renewing for another 12 month lease the new rent would be 2060$. If doing month to month the new rent would be 2100$). Lease renewal will take place 3 months prior to expiration of old lease. No modifications to units are allowed such as painting, satellite dish installation or other modifications without the owners explicit consent. if modifications are found then the security deposit may be utilized to restore such changes upon end of lease. Tenant is responsible for renters insurance and a copy is need prior to move in. No smoking is allowed inside. Noise must be kept to a minimum in consideration of other tenants. No illegal activities are tolerated and is grounds for immediate eviction. Property must me kept free of clutter for safety purposes. Designated parking spots will be provided and must be respected. All tenants must be listed on the lease if above the age of 18. Proof of renters insurance is needed prior to move in. A walk through will be done every 3 months to look for needed repairs / updates and to check smoke / CO2 alarms etc.
