Rent: The Tenant agrees to pay the Landlord a monthly rent of $1,900. Rent is due on the 1st day of each month. The first month's rent is due on or before the move-in date, and subsequent rents are due on the 1st day of each month. 2. Late Payment: If the rental payment is received after the fifth day of the month, a Late Fee in the amount of 10% or $190 will be assessed against Tenant. Any rental payment received after legal action has been initiated by Landlord will be accepted with reservation and will be applied to delinquent rent due, but will not affect any legal action instituted by Landlord against Tenant to recover delinquent rent 3. and possession of the Dwelling Unit. 4. Security Deposit: The Tenant shall provide a security deposit of $1,900, payable on or before the move-in date. This deposit will be held as security for the performance of all Tenant's obligations and shall be returned, less any deductions, within 60 days after the termination of this lease. 5. Utilities: The Landlord agrees to pay for water utility. The Tenant is responsible for all gas and electrical costs incurred during the lease term. 6. Pets: The Tenant is allowed to keep a single small cat (10 pounds max) or small dog (20 pounds max) on the premises, subject to additional terms and conditions outlined in a separate pet addendum if applicable. No other pets are allowed without the written consent of the Landlord. 7. Smoking: Smoking of any kind, including but not limited to cigarettes, cigars, and electronic cigarettes, is strictly forbidden indoors. Smoking is only permitted in designated outdoor areas. 8. Property Condition: The Tenant agrees that upon move-out, the property, including its electrical systems, paint, and all fixtures/appliances, must be returned to the same condition as it was on the day of move-in, reasonable wear and tear excepted. The Tenant will be responsible for any costs associated with repairing or restoring the property to its original condition. The Landlord reserves the right to deduct such costs from the security deposit if necessary. 9. Locks: The landlord, at Tenant's request and at Tenant's sole cost and expense, will have all locks on the Dwelling Unit re-keyed. Tenant may, at any time, ask Landlord to: (i) install one keyed deadbolt lock on all exterior doors, if the Dwelling Unit does not already have one installed on each door; (ii) install a sliding door pin-lock and/or a security bar on each sliding glass door; (iii) install one door viewer on each exterior door; and (iv) change or re-key locks during the Term. Landlord will comply with any such request at Tenant's cost and expense, in accordance with the amounts shown in the Damage Addendum if attached, with all such costs to be paid by Tenant as additional Rent with the next monthly payment of Rent by Tenant, after receipt by Tenant of an invoice from Landlord. 10. New Locks Pursuant to Court Order: Any Tenant who has obtained an order (excluding ex parte orders) granting such Tenant possession of the Dwelling Unit to the exclusion of one or more other Tenants or Occupants, in accordance with the provisions of Section 55.1-1230 of the VRLTA, may request Landlord to 11. Maintenance: The Tenant agrees to maintain the property in good and clean condition and will promptly report any damages or necessary repairs to the Landlord. The Tenant is responsible for any damages resulting from negligence or misuse. 12. Insurance: The Tenant is encouraged to obtain renter's insurance to protect their personal belongings. 13.
