This property is located just 15-20 minutes from downtown Denver, and 25 minutes from Boulder! Conveniently located just minutes from HWY I-36. Extremely clean 1 bed / 1 full bath walk-out level unit. The king size master bed and bedding is also new within the last year and a half. Crisp white and grey sheets and towels will be provided for the guest. This property features VIEWS of city lights and downtown Denver from the master bedroom, covered patio, and kitchen area. The kitchen includes a full refrigerator, dishwasher, flat cook top stove, microwave, toaster oven, kitchen sink, and garbage disposal. There is a stackable washer and dryer. The living room has four large windows with a large sliding glass door to the patio offering plenty of natural light. The monthly rate when broken down per night VERY LOW PRICE per night! Better than any hotel with so much private space and the comforts of home. Temperature of the property is kept even for both units on the property between 70 and 72 at night and 75 in the daytime. Primary entrance to the unit is through the sliding glass door. Property is located 15-20 minutes from downtown Denver, 30 minutes from Denver International airport, and 30 minutes from Boulder Colorado. There is a lush green nearby neighborhood park with child's play area and pond as well as walking path. Property boasts uninterrupted views of all of downtown Denver cityscape and view of the sparkling City Lights. Property was recently fully remodeled. Housekeeping comes once a month for a deep clean. Guests may not move in their own furniture. Included: Wifi, water, heat, cooling, electricity, trash, recycling and housekeeping are all included in the $2,000 per month. Reservation Cancellation Policy: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50% of the total cost of the reservation. Cancellations within 14 days of the check in date or after the day of check in will not get a refund for any amounts paid. Termination : Guest MUST give a minimum of 30 days' notice for any check out that is earlier than the Check out date listed in the guest agreement in writing. All fees for the guests stay will be owed through the check out date or through the end of the 30 day term once notice has been delivered to the owner; whichever is sooner. Notice must be delivered in writing and acknowledged by the owner. No Primary Occupancy: The property at 2600 W. 82nd Pl. Westminster, CO 80031 (Downstairs Unit B) is NOT to be considered the primary residence of the guest. This is fully furnished month to month transient lodging similar to that of a hotel. The Guest shall fully vacate the property on the check-out date listed in the guest agreement and all personal items of the guest must be removed by this date. Any items left behind will be held for a maximum of one (1) week and then after than any items left behind will be discarded or forfeit to the owner. Upon failure to pay guests items will be removed from the property on the first day the owner has not received payment. Guests items will be held for collection/picknup for a maximum of one week and then items will be discarded. House Rules: No smoking inside the property Must abide by the landlords HOA policy covenants, Conditions, and Restrictions. The link to find this information will be provided as part of the guest agreement. No leaving trash on the patio or throwing cigarettes or trash off the patio. All trash is thrown away in the blue trash bin on the upper patio at the front of the property. No pets unless otherwise specifically agreed in a signed separate agreement. No parties or gatherings. No additional guests beyond what was listed as part of the original reservation agreement. No excessive loud noise, loud tv or music after 11:00pm or before 10:00am. Guest personal mail may NOT be delivered to the property. Guest must have own P.O. Box or separate primary home address where they receive their mail. Guest may not have additional guests stay for the term of this agreement without prior written approval. Guest may have visitors for short term visits. Any additional guests require prior written approval from the owner. Guest must allow full access for housekeeping to the unit monthly for cleaning Absolutely no damage is tolerated to the property, furniture, or furnishings. It is understood that this agreement can be terminated immediately, and the guest will be asked to leave the premises, return all keys to the property, and no amount of the guest fees will be reimbursed if the property or Furnishings is damaged. Turn off lights and make sure to lock doors and windows when leaving the property at all times. Notify the property owner of any damage or broken inclusions immediately. NO burning candles, incense, oil warmers, space heaters, heating blankets, heat lamps, open flames of any kind, or fire hazards. When using washer & dryer guest must clean lint trap each time and MUST LEAVE LAUNDRY CLOSET DOOR OPEN. The condensation from the unit causes water damage to the closet drywall when the door is closed during use or if wet clothing is left in either the washer or dryer. This will be provided with a agreement and must acknowledge the House Rules agreeing to abide by the rules of the property during their stay. It is understood that if any one of the house rules are broken the guest's stay may be terminated immediately upon the owner's reasonable sole subjective discretion, and the guest will be asked to remove all personal belongings and vacate the property immediately. Upon early termination guest shall remain responsible for the full amount of fees owed per the original term agreement and for any damages. There shall be no refunds for early termination due to breaking house rules. Parking: There are open parking spaces located just outside of the unit. Guest may choose to park in any available space. Access: Guest will be given lockbox code for entry through the sliding glass door on the walkout basement level. Guest will be responsible for returning the house keys upon the check out date. If the door key is not returned to the owner upon the check out date the tenant will be responsible for the cost of replacing new lock and installation. Deposit: A deposit in the amount of $1,000.00 will be held by the owner during the duration of the guest's stay. The deposit shall be returned to the guest at the owner's sole subjective discretion within 14 calendar days after the end of the guest's stay and once the once the owner has verified that there is no missing items or damage caused by the tenant to the property, inclusions, or furnishings. This shall include required cleaning that is in excess of what would be considered standard and customary. If the amount of damages and additional cleaning is less than the total deposit then a partial return of the deposit will be returned to the guest. Any damages in excess of the deposits will be due to be paid immediately to the owner. Receipts for damage repairs and any additional cleaning will be provided to the guest via the email provided. Any unpaid amounts owned for damages will be subject to a small claim filing or civil lawsuit. Guest will be fully responsible for the cost of any attorney fees or legal fees associated with recovering the amounts owed to the owner. Any additional amounts owed for damages or excess cleaning beyond $1,000.00 must be paid with in 14 calendar days. Note: Owner retains the right to keep the full amount of the deposit if the stay is terminated early and the guest has not provided sufficient 30 day notice or if the early termination is due to the tenant not following the house rules as listed herein or for any unpaid fees due. OCCUPY AT YOUR OWN RISK All guests and visitors of the guest agree to occupy the property AT THEIR OWN RISK. The owner shall be held harmless of ANY AND ALL injuries or harm that occurs to the occupants of the property. The guest agrees to assume full responsibility and hold the owner harmless and there shall be no lawsuits brought against the owner in relation to the guest's stay, occupancy or use of the property. The safety and health of the guest (and any of the Guest's visitors) is agreed to be the sole responsibility of the guest while staying at the property. The guest may elect to get a renters insurance policy for the term of their stay to protect their safety and belongings. Owner is not responsible for guest's personal belongings or vehicles. In any event where the guest's belongings or vehicles are stolen, damaged, or missing the guest shall remain fully responsible for notifying the local authorities and addressing the repair or replacement of any items. The owner of the property will not reimburse the guest for any damages or losses relating to personal items or vehicles. Guest has been advised to obtain a renters policy for the term of their stay. Cleaning Fees: There is a one-time move out cleaning fee of $300 that will be collected up front.
