This is a Newley built and renovated, never lived in, 1 bedroom 1 bathroom Unit, conveniently located near down town Clearfield. GAS AND WATER ARE PAID BY LANDLORD. Tenants are responsible for electric. All appliances are new. Stove, fridge, Microwave, dish washer etc are brand new. There is washer and dryer hookup. there will be a washer and dryer in the basement for all tenants to use if you do not own a set. This uint does NOT include furnishings. The furnishings in the pictures are for the advertisement of the unit only. Things to know No Smokers *Furniture is not included in the rental Applicants must meet minimum screening standards. Applicants must be a non-smoker. Occupancy is limited to 2 people per bedroom. Applicants must have a minimum credit score of 600. Applicant's monthly household income must exceed three times the rent. Applicants must have current photo identification and a valid social security number. *All income must be from a verifiable source. Unverifiable income will not be considered. Applicants must receive positive eviction-free references from all previous landlords for the previous 5 years. A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. *Applicants are required to obtain renters insurance. At landlord's discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, the tenancy will be granted to the most qualified, based on the above criteria. Tenants will be responsible for their own electric and wifi.
