Tenant's tenancy will automatically transition to month-to-month, subject to the terms of this Agreement, after the initial lease term. Should the Tenant terminate the lease earlier than the terms of this agreement, s/he is responsible for the rent until the end of the lease term, or until a replacement is found that is acceptable to the Landlord. After the Agreement goes month-to-month, a 30-day termination notice shall be provided by either party prior to termination. 2. Utility and Telephone Charges. The rent includes water, sewer, and trash, sewer. 3. Noise Level/Quiet Hours. Tenant agrees to respect quiet hours: Sunday-Thursday after 10PM, Friday and Saturday after 12AM, Monday-Friday prior to 8AM, and Saturday and Sunday prior to 10AM 4. Smoking & Drugs. Smoking and other illegal drugs are not allowed in the Premises including the outdoor common areas. 5. Pets.
