This is a newly redone 2 bedroom 1 bath unit of a duplex. Newer kitchen including cabinets, countertops and flooring redone last year. Has a washer and dryer in the unit for your use. Landlord pays for yard, water and trash pickup. Newly renovated 2 bedroom and 1 bath. Newer flooring throughout this unit along with newer paint. Washer and dryer included in the rent in the unit. Dogs and cats upon approval with non-refundable pet deposit. This house is NOT in the section 8 program. Rental application and background check necessary for an applicant to be approved. Pets allowed with non refundable pet deposit as long as NOT on the vicious dogs list. Rent is $1,000.00 a month with a $1,400.00 security deposit. RENTAL REQUIREMENTS All people over the age of eighteen who will occupy the home must submit a rental application. Applicants must have a minimum combined gross income of three (3x) times the monthly rent which must be verified. An application must be submitted with the most recent two (2) months of paystubs. An application will not be reviewed if the paystubs are not submitted. A background/credit report will be obtained at the applicants expense. This can be done through Zillow and will send a link where the applicant can input the information and pull their own credit report. The cost for the combined credit and criminal check is about $40.00. A criminal history check will be obtained at the applicants expense. The application will be denied for any felony or sexual related convictions within the last six (6) years. A rental history will be verified and any applicants with evictions in the past eight (8) years will be denied. No smoking is allowed on the property. I do allow pets but do not allow any dogs which are on the insurance vicious dog list. This list includes Rottweiler, Pit Bull, Doberman, Wolfdog (Wolf hybrid) German Shepherd, Great Dane, Akita, Husky, Malamute, and Perro de Presa Canario. I require a photo of all pets who will reside in the home. Maximum two pets allowed. There is a non-refundable pet deposit of $100 per dog and $50 per cat.
