This well kept, solid apartment building are SAFE and SECURE, within a short distance to SCSU locations, the stadium, and downtown shops, restaurants, and the river with hiking trails. The wide staircase leads to a third floor 2 bedroom, 1 bath apartment in a secure, locked building. It comes with it's own locking single car (stand alone) garage with a handy, remote garage door opener, PLUS a separate parking pad for a second car overnight or whatever you like, all at no additional cost per month. It is included in the rent. You will find new carpeting, flooring, and bathroom fixtures. There is a dishwasher and new microwave too! There are two ceiling fans, and a ceiling heat lamp in the bathroom for comfort and extra warmth. Bring your things! We think it's perfect! All people living in the property must apply (no exceptions) for safety. Our places are never rented "sight unseen". Apply through Zillow today! Total gross income per unit is demonstrated to be livable for 1, or 2, people in the unit. An ideal amount is said to be spending 25% to 30% of income on rent. Anything less than an Experian 600 credit score requires permission and additional assurances, such as an adjusted deposit amount, to adequately cover the risks. There is a maximum of 2 persons allowed per apartment (not merely adult lease signers, no exceptions). NOT ACCEPTED: UDs/prior evictions; sex offenders, violent behavior in applicants/ associates, criminals/felons, and the like. The rental review process is thorough so that all of the applicants meet our criteria for the building. Feel free to ask about this and anything else you desire! We strongly consider 'significant others' or 'friends' that are not on the lease but are around often, because it can affect the building resources usage and the other tenants living there. We pay for all building heat in the winter, all hot and cold water, trash removal, lawn care and snow removal. Electricity is the responsibility of the tenants. There is a newer wall A/C unit in this apartment so the apartment can stay quite cool in the summer. The separate garage and parking pad is part of the rent. Tenants have stayed for 15 years+ with these owners, on a month to month (rather than yearly) lease, so tenants can freely choose to move at any time with a month's notice. This lease becomes month to month after 6 months, however rents only change at a year, if at all. Longer than 6 months rental is strongly encouraged, and a year or more is normal. Also, the lease always ends at the end of a calendar month, not on the 25th of the month as is done in many places, like in the TC. Ouch! This seems like the friendlier way to be! All pets/animals require a pet deposit (except those continually caged and the like), however, no monthly pet amount is charged additionally with the rent. All live-in pets/animals are pre-approved (case by case) and listed on the lease. No more than 2 uncaged pets per apartment. Guest's pets are NOT allowed. Pet "disposables" are the pet owner's responsibility. No pet "babies" please! As in other buildings in MN, we are completely 'smoke free' within the building and smokers keep their smoke outside of the building and outside the door. You should not have to breathe this unless you want to. There are 2 marked parking spots reserved for "Guests Only" in the parking lot. No overnight parking allowed (without permission for each night). All tenant's cars are parked within their own single car garage or specific parking pad, or are parked on the street, and not in reserved guest spots. It's like townhouse parking. This is a secure building with locking exterior doors, and doorbells outside for safety. There are fences too or stone paved 1/2 walls with tall lilacs (home on the other side) on all 4 sides. There is an opening at the parking lot to drive in. The photos do not do this place justice! It's very comfortable. It is a small building with tenants coming and going as they please. Cameras are coming for entrances, dumpster, and other places soon! Tenants treat this building as their home by choice, because it is! We take great pride in our place. Come be a part of it!
