Nestled in the tranquil neighborhood of walnut grove, sits this dazzling rancher. This posting is for the private, separate entrance, independent basement apartment. An upstairs tenant occupies the main level. I put September 1st as available date as I am renovating it currently but I can likely push a tighter deadline if necessary. With the current renovation I am installing a stove/oven. The two units are independent of one another and private. The rent is $1400 a month with a $1400 fully refundable security deposit. This unit has been fully painted inside and out, has new flooring throughout, and new recessed lights installed. It also features a high efficiency HVAC system and newly installed energy star rated roof to keep energy costs down. There are new laundry appliances in the unit. The home sits on a half acre of land and is several houses back from the Main Street making it safe and peaceful, but also has quick, convenient access to commuter thoroughfares and to downtown Charles Town and Ranson. You will be provided off street parking included in your lease. Also, a third parking space can be provided at an additional cost. Pets are also permitted at an additional cost on a case by case basis, however I cannot accept bully dogs. To approve an applicant, I require that your gross income is at least 3x the monthly rent and your credit score is at least 600. Currently utilities are in landlords name and are billed to the tenant, however tenant will need to set up utilities themselves. Utilities typically run around $150-200/mo. I allow smoking outside the house but not inside. I charge $42.99 to run credit and if approved would ideally sign about a year lease with you but that is negotiable. In my lease mowing the lawn and weedwack it are the tenant's responsibility, however I do provide a riding mower and string trimmer in order to accomplish these tasks.
