Must have no eviction history , and must have good credit score (above 700) , no bankruptcy history , no criminal background , and have proof of income more than 4 times the rent. Must keep/ maintain the property clean, except normal wear and tear. Tenant(s) are responsible , including financially, for any damages caused by them. Must inform the landlord immediately if something breaks down. And no subletting at all. All tenants/occupants must apply. Any overnight stays over 5 days requires landlord's written approval. Landlord pays the utilities (gas and water to the city of Charlottesville, and Dominion electricity bill) so long as both combined are under $150/month. If more than that, the tenant will have to pay the difference/extra above the $150/month limit of both combined.
