While this is not a very big home and has small bedrooms, this will be your own entire house for rent, complete with front yard, large back yard, 4 car driveway and possible shared use of 1 of the 2 car garage bays. I am keeping one of the bays for myself and my toys and will be accessing the garage when needed. This home was renovated with new paint and new vinyl plank floors in 2021. I think you will find this old home in great condition and would be perfect if you needed a small 900 sq ft home. The neighborhood is the gem of this property, with great neighbors, this is a walking neighborhood and they all come out and do laps on Merrill Rd. Please drive slow in this neighborhood and watch for the daily walkers. We are close to Falmouth shopping, Walmart, movies, supermarkets, 12 minutes away from downtown Portland, Trader Joes and Whole foods. Highway access to 295 and Turnpike is close by, with the great Falmouth School system only a 6-minute drive away. Tenant paid Utilities: Tenant will be responsible for everything a) Electricity and keeping the dehumidifier in the basement always running. b) Forced hot air Oil Heat Must be on Auto-Fill and show proof of auto-delivery. c) Electric Hybrid hot water tank. d) Cable, Internet, Cell and other optional services. e) Mowing & plowing & landscaping e) Water and Sewer Portland Water District. f) Trash - You need to buy Yellow trashbags and put your own trash in the street on Tuesdays. g) Renters Insurance - Tenant must show annual proof of paid renters insurance to protect your stuff. Landlord will have a limited role in this house other than I will have the furnace cleaned yearly and pay the property taxes and catastrophe insurance. How to get in, How to set up an appointment, and the terms of the lease. 1. Call or text me and let me know who you are, how long you would want a lease for and your plans for my home. 2. We will talk on the phone to set up an inperson showing with coordinated dates and times. No zoom showings. Come visit the home and meet me in person, this is your chance to interview me and see what kind of a landlord I will be. I do have plenty of great references from past and current tenants. I hoping you will have good references too. 3. If things work out, and you LOVE the home, you will receive a link to application, you print it out, fill all fields and get it back to me via email, then I will check all your references. 4. If you pass the paper application and references check out, you will then receive a link to an online application where you pay up to $50 each to an online company called TenantReports, I get no fee from this, this all goes to them, where they check your credit score, rental history and criminal records nationwide. 5. If you pass that, and if I accept you, you will need 1 months rent in Security deposit (plus a pet security deposit if applicable). This will be pro-rated non refundable as I will stop showing the home and expect you to move in. You will be also signing a 1.5+ year lease. 6. At or before the move in date, I will need 1st months rent and last months rent and you can get the keys. 7. During tenancy, please keep in touch, let me know if there are any problems. I am very quick to respond. A leaky roof, toilets bursting, and a busted heater are very important to me. I want to know about these things to keep my home in good condition. Sorry this was so long, but I wanted to be very clear. We are looking for great person/people who will take care of my home.
