Rental Criteria At Hundred Property Management, it is important we remain transparent in our application process. Below you will see our rental criteria to ensure a fair and consistent tenant selection. 1. Income: The applicant must have a minimum gross income of 2.5 times the monthly rent amount. Income must be verifiable with recent pay stubs (within the last 30 days), bank statements (the last 60 days or 2 months), offer letter for new employment issued within the last 2 weeks (14 days). Or verifiable saving account balance of 2.5 times the rental amount divided by the lease term. 2. Credit score: A credit score of 650 or higher is preferred. Exceptions can be made for applicants with lower credit scores if they have a strong rental history or a co-signer. Any credit score below 650 will incur an additional security deposit that is subject to refund upon move-out. 650+ : Deposit listed 600: Deposit listed plus $400 550: Deposit listed plus $600 500: Deposit listed plus $800 Below 500 is grounds for denial 3. Rental history: The applicant must have at least 1 year rental history with no evictions or judgments. Landlord references will be contacted to verify rental history. Late payments made within 6 months of application is ground for denial. (Outstanding Rental Balance or Collections is grounds for denial) 4. Criminal history: Applicants with a history of violent crimes, drug-related offenses, or sex offenses will not be accepted. Other criminal history will be evaluated on a case-by-case basis. Felony is ground for denial Violent/ Drug/ or sex offense Misdemeanor within the last 5 years is ground for denial 5. Employment history: The applicant must have a stable employment history with a preferred minimum of six months at their current job. Please refer to the income section for further details. 6. Pets: Pets are allowed on a case-by-case basis with a non-refundable pet fee ($250.00) and subjective refundable deposit ($250.00). In addition, a monthly pet rent ($35.00). Breed and size restrictions may apply. 7. Smoking: Smoking is not allowed inside the rental property or on the premises. 8. Application fee: All applicants must pay a non-refundable application fee ($50.00) to cover the cost of background and credit checks. 9. Security deposit: A security deposit equal to one month's rent is required at lease signing. Please refer to the Credit Score and Pet section for possible additional deposit. 10. Lease term: Lease terms are typically for 12 months, with the option to renew.
