The home features a spacious kitchen with ample storage, an ensuite master bathroom, laundry room with in-home washer and dryer. Enter through the front door or via the custom ramp. This is an accessible single level home. Low maintenance, but tidy, the backyard is artificial turf, so it always looks great and never needs watering or weeding. There is lots of custom concrete work outside as well so the space is usable and attractive, but requires little upkeep. The yard also includes raised garden beds and a small storage garage. Central heating and cooling allow you to be comfortable in any weather. The location is close to NW Expressway. Application Submission: We will begin accepting applications for this property at: 11/24/23 at 1pm. Applications are not considered received until deemed complete. Pet Policy: Pets may be considered at owner's discretion, but preferably no pets. If pets are permitted, a pet deposit of $500/pet and $25/month pet rent will be charged. Utilities: Tenant must arrange to start utilities in their name on the day the rental agreement begins. Tenants pay for power, water/sewer, garbage and internet/cable if desired. Laundry: Home comes with utility room and washer and dryer. Landscaping: Tenant is responsible for landscaping, which is extremely minimal. Garden beds should be kept weeded. Smoking: This is a non-smoking/non-vaping home and these activities are not allowed on the property. We rent on a first-come, first-serve basis to the first approved applicant/applicant group to complete their application process. Applications include credit/background/eviction history screening. The screening fee is $40 per adult applicant. We accept Zillow background screenings if you've already completed one within the last 30 days, but we require you to also apply directly with us. If you've already paid for/completed a Zillow Screening, you will pay a reduced Zillow Screening Fee of $10 to complete your background screening. Applicants are expected to take financial responsibility for the home within 5 days of being approved to rent.
