At anytime there is suspicion of smoking in the home, the lease will be terminated immediately with a non refundable deposit. Small Pets are welcomed with larger animals depending on breed. Will need to discus before hand. If pets are allowed, $250 deposit is required. CWS Trash Service is provided along with a once a month mowing maintenance. Yard must be maintained all other times. No debris, trash, or materials are to be found on the property. Tenants must maintain the yard in an orderly fashion and to mow when needed. Outside pets are allowed upon approval with a pet deposit. Any damage caused to land, house, or fixtures on the property, the tenant will be liable for if exceeds the pet deposit allowance. Tenants are responsible for all utilities such as water, electric, and internet. AC filters must be changed monthly by tenants. Landlord will do 4 walkthroughs a year, which include 2 being in home. We will check smoke detector batteries along with AC maintenance. 1 week notice will be given to schedule walk throughs. ALL lease agreements are subject to a 12 month lease with a new lease being signed each new year. Any damage found upon new lease being signed the tenant must pay the fee for damage to be fixed prior to signing new lease. If tenant does not pay for the damage to be fixed, tenant forfeits the right of a new 12 month lease. If tenant moves out before lease has ended, tenant will be responsible for each month of rent that is due to fulfill the lease terms. Rent is due on the 1st of each month. Late fees will incur on all late payments starting with a $25 late fee and an additional $5 a day with each day late. All rent and fees must be paid by the following rent due date or tenant will be subject to Eviction. Deposit is refundable after the closeout of the home. A cleaning fee will be deducted from the deposit to ensure the home is left the way it was found if not cleaned by the tenants upon move out. A $200 minimum will be charged if Landlord has to have property professionally cleaned.
