Please read entire ad. Rent price has been adjusted to reflect cost of RENT ONLY. However, *ALL bills* must be paid to Landlord. Rent = $1300/mo Utilities = $300/mo (outlined below) Furnishings = $50-100/mo (select or all furnishings, to be negotiated with Tenant and Landlord) Total rent + utilities will range from $1600 - $1700, depending on the arrangement made. Landlord is flexible. This is a 2 bedroom, 1 bathroom cabin home for rent (704sqft). Main entrance with ramp is wheelchair accessible. Bathroom door is not wide enough for wheelchair tho. Dogs are case by case, no cats/exotic animals, no smoking, no W/D (W/D on site can be used for an additional fee later beginning later in the fall). Property is completely fenced, with security cameras, small kids playground, firepits, and pond. All bills includes: electric, septic, water (excluding unreported leaks), wifi, trash service at dumpster, and quarterly pest control. All bills does not include: hauling trash to the dumpster, a guaranty that the wifi will work, generators if the power goes out, water usage if you do not notify landlord of leaks or running toilets, or pest issues in addition to quarterly treatments. Max occupancy will be 4 people. Tenants and guests must adhere to quiet hours overnight. If you want quiet, this is the place. Located at Lake Hawkins. $1,000 Deposit (additional deposit required if credit is below 600). Property is currently furnished. Absolutely no cats or exotic animals. One/two dog(s) MAY be permitted, case by case (additional pet deposit of $350 will be required, per dog, if permitted). In addition to the terms outlined in the ad: no more than 2 cars. No guests or 3rd+ car may stay more than 7 nights in a 30 day window. Tenant MUST notify landlord of any issues with appliances or utilities within 12 hours of discovery. Basic common grounds landscaping will be provided by landlord, but tenant will be expected to help keep the area around your cabin groomed. Furnishings that stay with tenant will not be repaired or replaced by landlord--damages will come out of deposit. Renters insurance strongly suggested, as Landlord will not be responsible for any damages or theft.
