Quiet and cozy neighberhood. i Each person over 18 must fill out an application and upload photo ID, last 2 pay stubs, and last 2 bank statements. A non-US resident can provide a passport and may be asked for additional documentation. Owner has the final approval. Please allow a minimum of 48 hours to process all applications. Minimum Requirements SCORE: Minimum credit score of 620. Landlord may accept lower score on a case-by-case basis with a higher deposit Bankruptcy may be considered with a higher deposit INCOME: Income earned should be a minimum of 2.5X rent All adults need to provide 2 months bank statements and last 2 pay stubs Self-employed also needs to show 2 years tax statements. Single Family homes: 1) Roommate situations or multiple families living together will be at the discretion of the landlord call with details 2) no subletting or short-term rentals like Airbnb allowed unless written approval from Landlord and HOA. Must disclose this upfront or it will be shut down. 3) Landlords have the right to limit the number of people that will be living in their home and can strictly enforce occupants named on the lease. Once the application is approved, we require the security deposit to be paid within 24 hours to take the property off the market. If not received in a timely manner, we have the right to go on to the next applicant. First months rent also needed.
