This Beautiful home located in a great location. It has 3 Bedrooms, 2 Bathrooms, and a 2 Car Garage with attic space for storage. The house is 1236 SQFT with Central Heat and Air. The Living room has a Ceiling Fan, Brick Fireplace, and a beautiful Bay Window. The Kitchen includes a Refrigerator, Stove, and Dishwasher and lots of Cabnet Space. Each Bedroom has a large Closet and Ceiling Fan. The house also has a Washer and Dryer included. The Backyard is Fenced in, has a large Storage Shed, lots of Flower Beds, and the house is Pet Friendly. A fully completed and submitted application, that includes all individuals eighteen years or older who will be occupying the home. A clear and legible copy of a valid & up-to-date government-issued I.D. for all applicants over 18 years or older. Two month of verifiable income. Payment of all necessary fees. All sections of the application must be completed for the application to be processed. Application Denial: Failure to provide all required documentation will result in a denied application and the forfeiture of all fees paid to reserve the home. Any determination of falsification of an application is grounds for immediate and automatic denial, as well as forfeiture of all fees paid. Employment & Income Verification: Applicants must have a minimum combined, verifiable gross income of three (3) times the monthly rent. All applicants must provide the prior two months' personal bank statements. See below for more information on the income verification requirements based on employment status. Currently Employed: Verifiable income includes two full month's most recent pay stubs or bank statements. Self Employed: If you are self-employed, you must provide the previous two year's personal income tax returns and the previous two months' personal bank statements as evidence of sufficient income. Future Employment: If you are starting a new job, you must provide a recent offer letter from your new employer with a start date beginning within the next thirty days. All applicants must provide the prior two month's personal bank statements. Proof of Additional Income (If Applicable): Proof of additional income includes official documents such as life insurance, retirement income, child support, second employment, etc. Proof of additional income is required if the gross income (of all applicants) does not equal three(3)times the monthly rent. Background Check (Criminal, Rental, & Credit History): Criminal History: We make every effort to provide a safe and stable housing environment for our residents! Any applicant who is flagged with criminal history will undergo an additional level of screening to determine the amount of risk the applicant may pose to proprty, all of which are considered to make a fair and objective decision. Rental History: Rental history will be reviewed and must exhibit no derogatory references (such as evictions, filings of initial evictions, or residential collections), and you must have given a thirty-day notice to vacate to the previous landlord. Any debt owed to an apartment community and/or utility company must be paid in full before the application can be approved. Forcible Entry and Detainers (Evictions) due to property damage, unpaid rent, drug use, or any criminal activity will not be accepted under any circumstance. If you have no prior verifiable rental history, you may be assessed an additional fee of one month's deposit. Credit History: Although our decision is not solely based on credit, credit history should show that the resident has paid bills on time. Animal Policy: A maximum of two animals are allowed in the home. Animal Fee: Owners aree required to pay a non-refundable pet fee of $500 for one pet, $750 for two animals and in addition to paying the $30 per animal per month fee during their lease. ALL animals on the premises are required to have up-to-date vaccination records. Applicants must submit vaccination records, along with other application documents. Dog Breed Restrictions: Dog restrictions may apply to breed type and size and are subject to approval, pet interview may be required. Fees: Application fee(s) $75 per adult. Application fees are Non-refundable Pet fee(s) (if applicable) This fee will be due when upon move in. Deposit All approved applicants must pay Deposit within 24 hours of approval. One year lease then changing to Month to month.
