Rent to Income ratio: We expect the rent-to-income ratio to be 33 % of your gross income. If you are W2 employed, we request you provide the most recent one-month paystub; if you are self-employed, we ask you to provide the most recent Profit and loss statement. 2. Bank / Brokerage statement: Please provide the most recent bank or brokerage statement showing the balance equals five (5) months' rent in your checking, savings, and brokerage account. 3. Credit Score: Owners are requesting the credit score of all occupants to be at least 750 or above. We conduct a background check using a third-party portal, call prior leasing office/ property owners, employment reference as needed. You can pay the fees for credit and background check at the portal; the cost is $50 per applicant over age 18. Please note credit and background check fees are non-refundable. The lease should be signed by all adults living on the property and by the landlord. If a co-signer is part of the rental agreement, they need to sign the lease along with the tenant. We will provide you with a secure portal to upload the documents, do not send those documents in email or text messages. Occupant pays for two months of rent as security deposit at lease execution. Occupant pays for Utilities, including Water charges, trash pick-up apart from rent. Gardener is included in the rent.
