The renter is responsible for all of the utilities. The renter must have Renter's Insurance and provide proof upon signing a lease. The owner will maintain the landscaping and the pool. No smoking or vaping is allowed in the house. Pets under 35 lbs. are allowed upon approval by the landlord. Pet deposit $300 non-refundable. There will be a $300 non-refundable deposit for normal wear and tear/painting upon move-out. There will also be a $3400 refundable deposit that can be split over two months if needed.
