Rent shall be paid by [Payment Method]. **Security Deposit Tenant shall provide a security deposit to be held by the Landlord for the duration of the lease term. This deposit shall be returned to the Tenant within 30 Days of the termination of this Agreement, less any deductions for unpaid rent or damages. **Utilities and Maintenance Tenant shall be responsible for payment of all utilities and services during the lease term. Tenant shall also maintain the premises in good condition and promptly report any damages or necessary repairs to the Landlord. **Use of Premises The premises shall be used solely for residential purposes by the Tenant and those listed in the lease agreement. Subleasing or assignment of the premises is prohibited without written consent from the Landlord. **Pets Pets are Not Allowed on the premises. If pets are allowed, additional pet-related terms and fees shall be outlined in a separate addendum to this Agreement. **Repairs and Maintenance Landlord shall be responsible for major repairs and structural maintenance. Tenant shall be responsible for minor repairs and routine maintenance. **Termination Either party may terminate this lease agreement with 30 days written notice. In the event of early termination by the Tenant, Tenant shall be responsible for rent until the end of the notice period or until a new tenant is secured, whichever comes first.
