Our home is also part of a Living Trust with enforcement provisions; therefore, if the owners, their home, or their belongings are threatened by even a failure to vacate, by a realtor, another property owner, or another OUTSIDE property management company that is NOT currently hired by the owners; these parties will be held liable for $25 to $30 million worth in damages to our Living Trust. Our home is located in UPTOWN SEDONA in Lazy Bear Estates and is a mid-century vintage "Mad Men" style home comes completely furnished, has 18 foot ceilings, amazing 270 degrees of red rock views, and it is located in the exclusive Uptown Lazy Bear Estates Area which is one of the most desired neighborhoods in Sedona. Lazy Bear Estates is known for its' quiet forest and mountain views; and, is just minutes walking distance from Uptown Sedona. All utilities, water, garbage, and cable are paid for by the LANDLORD which SAVES you an average of $1500.00 per month. The home is available for a 30 DAY LEASE with a 30 day vacate period which you then must vacate for the owners to maintain their home per Arizona Revised Statutes Title 33. Property 33-1375, subsection B applies which states in relevant part that the landlord or the tenant may terminate a month-to-month tenancy by a written notice given to the other at least 30 days prior to the periodic rental date specified in the notice. The home comes furnished and we will not allow additional furniture inside the home and the furniture in the home most not be moved. For your safety, there are RING cameras OUTSIDE the home with 24 hour surveillance. NO PARTIES OR EVENTS ALLOWED ON SITE! Also, Subleasing or commerce of any kind in the home and placing it on AIRBNB, HOMEAWAY, VRBO, etc., is NOT PERMITTED. Any violation of our rules will result in the revocation of your lease ad you will be served a 30 day vacate notice in compliance with Arizona Landlord and Tenant Law. Also do not ask us to negotiate our lease terms or rates for our answer will be NO. You are paying guests in our home who we will be allowing to stay for a TEMPORARY PERIOD OF TIME - SO DON'T GET ANY IDEAS! This home is a residential space designed for a family's use to enjoy. Additionally, NO SMOKING is allowed anywhere on the property both inside and outside due to high fire danger. We also have gardeners and contractors who will be outside working on landscaping. You will live in serene natural settings, with an abundant tree, plant, animal, and multi-faceted natural life that live in the area. No pets are permitted on the premises. This contract is a MONTH to MONTH ONLY. A maximum of TWO people may lease the home. All utilities, water, garbage, and cable are paid for by the LANDLORD.
