Landlord lives nearby and is responsive. Upgrades are negotiable. Pets are okay if under 30 pounds (at adult size) and non-aggressive. Non-refundable pet fees: $500 each dog, $300 each cat. Instead of fees, "pet rent" is an option. We MUST limit the number of pets. Limit depends on size, type, age, etc. No smoking inside. 608 sqft house is not suitable for indoor entertaining. Avista bills are the lowest I've seen. 2nd bedroom has no closet and is also suitable as a dining room. 200 sqft basement has a damp floor in winter/spring. 200 sq foot shed doesn't have electricity and is not suitable for vehicles larger than a motorcycle. Large gravelled area allows for many off-street vehicles. No junkers please. Yard has producing fruit trees and grape vines. You are welcome to the fruit. Owner cares for those sporadically. Several raised flower beds are yours to manage as you like. Background check for ALL adults (no predatory behavior, recent drugs, violence, etc) & credit check (no recent eviction, very late payments, etc). Must have 3x verifiable income or significant savings. Deposit is $2,000. 6-month lease, month-to-month thereafter. Schools are: West Valley, Centennial, Ness or Seth Woodard (depending on program).
