Tenant must be able to demonstrate fiscal responsibility. Applicants with charge-offs, unpaid debts, or a history of delinquent payments may be denied tenancy. CRIMINAL HISTORY A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. RENTAL HISTORY Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from 2 previous housing provider(s) for a minimum of 24 months, and have no prior evictions. RENTAL POLICIES No smoking, no pets.
