The backyard is fully fenced so you can have your dog running around, and has a paved 10' x 10' patio with room for a fire pit or a BBQ. Also within the gates is your off street parking. The location is super close to Hull St/ Manchester restaurants and breweries, elementary school, 10 min drive to downtown and VCU. Renter pays for electricity only, owner takes care of the rest of utilities. This lease is for 6 months to 1 year, month to month afterwards. Both owner and tenant are to give 2 months notice if the lease is to be terminated. Rent is due by the 5th of the month. After the 10th of the month, renter is considered at default of the contract. If the tenant is at default, the landlord is to start an eviction process. The tenant will be notified of the proceedings. No smoking allowed inside the house. Tenant responsible for keeping the backyard tidy, grass trimmed, trash containers in place, gates closed, landlord informed if tree branches are over the property. Property manager can also be contacted if help is needed with this. Cats and dogs are allowed, dogs up to 40 lbs. Set amount will be taken out of security deposit for house cleaning, at the end of the lease. The set amount will not exceed $200. Tenant pays for the electric, and owner will pay for water and waste removal. Internet and cable are also tenants responsibility if opted to have it. Tenant is responsible for taking all their waste to be disposed to the container, in the back of the property . Tenant is encouraged to obtain a renter's property insurance. Tenant is responsible for changing the intake air filter located in the ceiling in the hallway. If preferred, property manager will come once a month and do it. This is a part of proper maintenance of the AC unit. Tenant is responsible to let the property manager know if there is a leak from any of the systems in the house. Tenant may be responsible for repairs incurred due to and during such leak.
