Renter is responsible for all utilities including gas, electricity, water, sewer, and garbage. Renter is responsible for yard care such as mowing grass, trimming trees, raking and removing leaves, and clearing gutters. Renter is responsible for TV cable, phone, internet, and security alarm services. Renter is responsible for changing HVAC air filters at least once every 3 months or more frequently and checking the AC drain line frequently when the AC is used. No smoking allowed. Minimum lease term is 2 years. Preference given to long term lease 3+ years. Lease decisions are based on whether our tenant selection criteria are met. Pet Policy A maximum number of two (2) small dogs (up to 20 pounds) or cats permitted. No reptiles as pets. We charge a one-time nonrefundable pet fee due when signing the lease for each pet on the property. Failure to properly register a pet with us will result in an initial violation charge of $250.00 and an additional charge of $20 per day until the pet is removed from the premises. When having pets on the property renter's insurance policy and applicable pet insurance policy are required. Certain pets with a specific negative history are not allowed on the property. More pet restrictions can be provided upon request. Tenant selection criteria and the grounds for which the rental application may be denied, including the applicant's: 1) employment history 2) current income 3) rental history 4) criminal background history 5) credit history 6) failure to provide accurate or complete information on the application form. We only work with prospects who can show a stable and solid employment, income, rental, and credit history for the past 2 years showing no minimal discrepancies or interruptions. The prospect does not smoke, does not abuse illegal substances, and does not have a criminal background. The monthly income earned should be at least 3 times the monthly rent (the same on an annual basis); and the credit rating score should be at least 600. No bankruptcy in the past 10 years. We prefer to work with prospects who can sign a 2-year or a multi-year lease. A detailed Tenant Selection Criteria document will be provided when an application is requested. Small pets allowed upon Owner's approval. Must have 75,000.00 verifiable annual income.
