Lovely, bucolic setting in the heart of Sonoma Valley one mile from Highway 12 off Dunbar Road. Parking for one car in driveway by house. Guest parking available for two cars is available in parking area 100 feet from house. Rent $3500 per month, plus $500 for utilities (which includes electricity, heating/cooling, water, sewer, trash pickup, and fast Comcast Internet/wifi. Suitable for one adult or adult couple. One-year lease (through October 31, 2023 with monthly rent of $3,200 and a utilities fee of $500 per month for utilities, which are due on the first day of each month. Utilities include water, trash/recycle, heat/air conditioning, electricity, and WiFI/Comcast (with subscriptions to Hulu, SlingTV, Peacock, Netflix, Amazon Prime, AppleTV, Tubi, and YouTube). Small pet allowed. No parties or music after 10 pm. Maximum of six daily guests at any given time unless larger number is approved by Landlord. Up to two guests may stay in the house for a maximum of 3 days unless otherwise permitted by the landlord after request from tenant. Parking onsite for one car. Two additional guest car parking available. No smoking inside or outside the house - we live in a volatile wildfire area. Tenant is not allowed to use any part of the landlords property other than that specifically detailed in the tenant's lease agreement. Tenant is responsible for maintaining a clean environment in the house and on the deck and property surrounding the house as described in the tenant's lease agreement. Landlord is entitled to inspect house once every six months for necessary repairs. If any damage is caused by Tenant, Tenant must pay of its repair. Landlord is responsible for maintaining the grounds around the house, tending to the flowers, bushes, lawn, and around the house, and the deck surrounding the house, doing ordinary and routine repairs to the inside and outside or the house unless damage is caused by tenant in which case landlord will complete repairs and charge tenant for cost of repairs, which must be paid within 14 days of receiving invoice for the repairs from landlord. If tenant does not pay for said repairs, landlord will deduct cost of repairs from tenant's security deposit and send tenant an increase in security deposit equal to two times the cost of the repairs or $1000 (which ever is more) and tenant must pay within 14 days of receiving invoice for same or face receiving a 30-day eviction notice. Any violation of the above rules and conditions will permit landlord to evict tenant from the house and premises with 30 day's notice.
