About This Property

1 bedroom, 3/4 bath (shower with no tub) basement apartment for rent. Entire space is private (bedroom, bathroom, living room, & kitchenette); billiards/game room & laundry are shared me. Furnishings included (but optional) in the apartment: Queen bed, clothes storage, full size hide a bed couch, chairs, coffee table, toaster oven/hot plate, microwave, small dining table, & kitchenware. I live on the main level of the house. The entrance to the apartment is through the backyard and is mostly private (I use it to access the yard/garage, but you won't have to walk through my living space to access the apartment). Street parking on quiet street across from 55+ condos, but alley parking may work depending on your vehicle! All utilities (water, electric, gas, trash) plus WiFi included. $850 security deposit, along with first and last month's rent required for move in. Background, criminal, and credit check (minimum 650 score) required. I already have two dogs and two cats, so pets may be negotiable on a case by case basis with additional deposit. No illegal drugs of ANY kind. Rent needs to be paid by the 5th of the month. Late fees ($25/day) will be applied to late rent. I expect there to be mutual respect of each other's spaces and boundaries. Loud music/movie watching/etc. after a reasonable hour is not allowed (that's what headphones are for!). Having a friend or two over during reasonable hours is welcome, but hosting multiple people/parties is not allowed. No smoking in the unit, but smoking on the patio is fine. I don't want someone who is coming and going "at all hours" (I have dogs who will bark and wake everyone up if someone is coming into the house in the middle of the night!). The apartment is almost entirely separate from my living space (besides the laundry, billiard/game room, and yard), however we will be housemates, so I anticipate there will be at least some interaction between myself and any tenant. Therefore, it's important that we all get along to a reasonable extent! Basically, I'm looking for tenants who are respectful, responsible, clean, relatively quiet, decent humans!
