This home is a 55 plus neighborhood that includes los of amenities in neighborhood like: community pool, gym and library, HOA fee is only$55.00. policy to renters: pay your own utilities no pets no drugs no smoking in premises no parties any damages will be assessed by the renter per the lease and return home at full functionality at end of the lease. if you do not want access to amenities this fee will be optional. a fee of $50.00 will be required at signing if you want to keep this benefit. rent is due on the 1st of each month and it will be considered delinquent by the 5th of each month, if delinquent a $55.00 fee will be added to lease amount. no more than 4 people living in quarters @ 2 per bedroom and names and ages must be disclosed at signing. If house has an issue you must submit request for repair after 5 days following your date of acceptance to move into premises. After 30 days following your move into premises it will be full responsibility of the renter to repair. Prior to your move a full walk-around of premises will be done to ensure all items are operational and if not will be notating to repair the issue, a disclosure of acceptance will be signed by party to ensure full satisfaction to new lease. No squatter allowed in premises. after 30 days you will need to vacate at your own cost if rent not paid in time. if you have any questions you will need to communicate any financial issues or anything arising that will create a burden on your lease. an email will be given for you to report any issues. must pass a background report. no criminals living in quarters. all person living in quarters must pass background report and must be paid by interested party. if by any chance we find out that more than allowed amount of persons living in quarters you will be violating the contract. must be reported.
