RENT PAYMENT: The monthly rent is $1700 and is due on the 1st day of each month. The first month's rent of $1700 is due upon the signing of this lease agreement. SECURITY DEPOSIT: Tenant shall provide a security deposit of $1700 at the commencement of this lease, which will be held by the landlord for the term of this lease. UTILITIES: Tenant is responsible for all water/waste and utility charges unless otherwise agreed in writing by the landlord. MAINTENANCE AND REPAIRS: The tenant shall report any necessary repairs within 48 hours to the landlord via email. Emergency Damages are to be report in 24 Hours. Damage due to occupants and not regular maintenance is the responsibility of the occupants, including clogging of toilets and over-usage of HVAC systems. Toilets: Do not flush anything other than toilet paper in the toilets. Absolutely no wipes (no exception) unclogging of pipes will be the responsibility of the tenants if due to negligence. HVAC: The tenant is responsible for replacing the AC filter once a month and maintain the quality of the HVAC system. LANDSCAPING: Tenant is responsible for landscaping upkeep. The owner will inspect the outside of the property once a month and will issue a 5-day notice to bring landscaping up to par. This includes mowing the grass, trimming and maintaining the area by the lake. After the 5th day, it is at the owner's discretion to order lawn care to the property, and the cost will be billed to the tenant. INSPECTIONS: The owner may conduct an in-home inspection with 5 days prior notice to ensure the home is maintained and fixtures are being reported as outlined in this agreement. PETS: There will be a deposit of $400-dollar non-refundable fee per pet due at signing.
