5br/4ba + Enclosed Office. Get ready for a 6+ month rental in Sunny San Antonio! With more than enough beds and chairs for everyone, you can have your pick. There's the master suite on the main floor with it's own BIG closet and separate bath/shower AND right next to the nursery all set up for little ones. But wait! ANOTHER master suite is secluded on the 2nd floor for Grandma or whoever. It too has it's own bathroom and closet. Sooooo private. The kids bedrooms have double twin bunks in one, and a set of full size bunks in the other for those "bigger kids". Plenty of bathroom options with kids on the go with a total of 4 Full bathrooms. If Uncle Benny decided to drop in, there's always the hide-a-bed full-size pull-out spring mattress in the Loft/Family Room upstairs. Speaking of the Loft..you'll see that there's a game table with plenty of chairs, a cabinet full of family games/books, and a TV for streaming your favorite channels on each level so you don't have to argue who watches what. Got active kids? There's the back yard to spill into and we've loaded the garage with bins full of active games, and toys for kids big to little to use outside. You'll find a bin of pool toys for the HOA pool, too. Don't want to pay to take them all out to dinner? No worries..The kitchen is huge, it's so big, we call it a 4-bum kitchen! Five gas burners, a microwave, oven, blender, coffee machine, toaster oven a griddle for ALL the morning (chocolate chip) pancakes, and even an air fryer. A walk-in pantry will hold all the groceries you can order for the crew. All the luxuries of home here so you'll Never have to leave. But, if you're going to venture out, Sea World is only 5 minutes away, 6 flags is 30 minutes, there's Heritage Park 12 minutes, and a host of restaurants. The historic Alamo is worth the trip, there's the Riverwalk downtown, and it's only an hour drive to the beach. Gotta love it come and enjoy! Must sign a lease. We want your stay to be comfortable and enjoyable. Please take a moment to review the following information about our property, including the kitchen, appliances, smart home features, amenities, house rules, and departure instructions. Kitchen Essentials Dishes: The dishes provided are made from wheat straw and are both microwave and dishwasher safe. They are unbreakable, making them safe for all. We have dishes, cups, and mugs for adults and kids. We inventory everything after each visit. Flatware: There are 12 sets of flatware, including kids' forks and spoons. Cookware: Find a variety of cooking utensils, serving dishes, and a griddle in the kitchen. Spices: Basic spices are available for your culinary adventures. Appliances Please hand clean all appliances after each use. We provide dish soap and cleaning materials in the kitchen. Do not put any appliance parts in the dishwasher. If you encounter any issues or malfunctions, please contact the landlord. Toaster oven Coffee Maker (coffee filters are provided) Air Fryer (use the liners in the drawer below) Blender (hand wash after each use) Food Processor (hand wash after each use) Crockpot (hand wash after each use) Trash Management You will find two sets of pull-out trash cans on the bottom left side of the kitchen cabinets, one for trash and the other for recycling. Smart Home Our property features smart plugs and a hub. Please rest assured that the host cannot hear or view inside the home, ensuring your privacy. Guest Use Bin of Extras In the pantry, you'll find a bin stocked with extra paper towels, toilet paper, trash bags, disinfectant wipes, cleaners, and more. Quick cleaning items, along with bug spray and pet stain spray, are also available. For cleaning needs, you'll find a broom, dustpan, and mop in the laundry room. Nursery Our nursery is equipped with a crib, changing table, Pack'n'Play, rocking chair, playhouse, and slide. Please keep toys inside the nursery, and you'll find extra crib sheets in the closet. The Pack'n'Play is also available in the closet, for indoor use only. Outdoor Fun Explore the outside toys on the garage shelves, which include lawn games, toy trucks, pool toys, and group games. After use, please ensure these toys are dried and returned. Upstairs Entertainment Upstairs, you'll discover several family games and children's books suitable for all ages. The game table can accommodate several players. Exterior Lighting Control the solar-powered exterior bulbs on the back porch and gazebo with the provided remote. Set the lights to your preferred duration. TV Both TVs are for streaming only. You can log into your own streaming accounts. A soundbar is available for the main floor television. Surround Sound Experience surround sound for your favorite music streaming throughout the entire house, controlled by a Bluetooth receiver. Connect your device to enjoy your music. Office The office features a desk, along with one rolling chair and two stationary chairs. WiFi Stay connected with WiFi throughout the house. Fire Safety Locate the fire extinguisher under the kitchen sink for your safety. House Rules Injuries For minor scrapes, we provide bandaids, triple antibiotic ointment, and a small first aid kit in the kitchen pantry. If an injury is more serious, please call 911 or consult your medical provider. Exterior Water Restrictions Currently, we are under severe water restrictions from the HOA. Please avoid altering sprinkler settings and any outside water play. Sprinklers can only run between 7-10 am and 7-10 pm on Thursdays if they are not shut off. Sprinklers will be turned off between mid-November and near the end of February. Please do not connect or use hoses. Bedrooms Our property offers a variety of bed sizes and configurations, including King size beds, Full size bunk beds, twin bunk beds, and a full-size pull-out couch. Extra bed sheets can be found in the bedroom closets. If you use a new set, please wash and dry the previous set before checkout. Please leave hangers in the closets, as they are inventoried. Bathrooms To conserve resources, we provide one towel per guest per stay. If you require additional towels, please request them through the Airbnb App. Exercise Equipment Exercise equipment is available for your convenience but is not intended for use as toys for children. Please handle them with care, and do not allow children to play on them. If necessary, they can be unplugged for safety. Candles and Lighters No flame candles are permitted. A gas lighter is available for emergencies or for use with the grill or stove. Please use it with caution and keep it out of reach of children. No Smoking, Vaping, or E-Cigarettes We strictly enforce a no-smoking policy. Age Requirement To book, guests must be at least 21 years old. Unregistered guests will result in a $150 charge for each unregistered guest, with no exceptions. Registered guests are responsible for the actions of all guests. Trash and Recycling Remove all trash from the home and place it in the bins in the garage. Only place bagged trash in the outside trash can and clean, dry, acceptable items in recycling. Roll trash out to the curb on Monday and Wednesday mornings, and recycling on Thursday mornings. Return the bins to the garage once emptied. Parking Please park only in the garage or on the driveway. Furniture Much of our furniture is made of real wood and can stain if cups are left on it. Coasters have been provided throughout the house to protect the furniture. Please use them and help us maintain our furnishings for future guests. Pets are not allowed on the furniture, and please clean up any pet hair or spills with the provided cleaning supplies. Pet Policy Dogs must be neutered, older than 2 years, and house-trained to use the doggie door to go outside. No breeding dogs, puppies, or dogs that have not been neutered are allowed. Dogs must be friendly, obedient, and respectful, either on a leash or contained by a fence at all times. We do not accept aggressive or extra-large dogs. Dogs must fit through the current doggie door (large size). Please do not allow pets on furniture. All pets will be reviewed on a case-by-case basis. Clean up after your pet, both in the yard and on walks. A $100 fine will be imposed for any excrement left in the yard. Pets are not allowed in the pool area. Windows Please do not open the windows. Cleaning Services You can book cleaning during your stay with a 24-hour notice to the host via Airbnb messaging for a $300 per clean extra fee. For longer stays, please leave the home in the condition in which you found it, except for general cleaning. Checkout Checklist As you prepare to check out, please follow this checklist to ensure a smooth departure and assist in maintaining the property's cleanliness and security: 1. Trash and Recycling: Take all house trash out to the designated bins in the garage before leaving. If it's a trash or recycling day, please roll out the appropriate bin. 2. Food: Remove or dispose of any leftover food you brought with you. Empty the refrigerator and check for any perishables. 3. Grill: If you used the grill during your stay, please clean it thoroughly and ensure it is turned off. 4. Water Toys: Rinse off water toys and allow them to dry before packing them away. 5. Dishes: Clean and put away any dishes, cups, and utensils you used during your stay. You can use the dishwasher for this. 6. Appliances: Unplug the toaster oven, blender, and coffee maker and make sure they are turned off. 7. Patio Sunshades: If you lowered any patio sunshades, please roll them back up to prevent damage in the wind. 8. Log Out: Log out of your personal accounts from all devices you may have used during your stay. 9. FOBS and Garage Door Openers: Return any FOBS and garage door openers to the top drawer next to the sink in the kitchen. 10. Lock Up: Lock all doors, except for the door from the house to garage, as you leave the property. 11. Communication: Please message your host as soon as you depart to notify them.
